The gain on the initial basis of the property you sold and the taxes owed are deferred if you buy a new home within 6 months of the sale. However, there are more ways to leverage 1031s through simultaneous exchanges, deferred exchanges, reverse exchanges, mineral right purchases, and improvement exchanges that you or your clients may not be aware of and definitely have not taken advantage of.
